How to Finance a Sonesta Select Franchise: Upscale Conversions
By Anthony Cornella
A Sonesta Select franchise loan usually pays for an upscale, focused-service hotel in a suburban office park, near an airport or close to a university. Sonesta’s franchise materials target properties of 100 to 150 rooms, so most deals involve buying or refinancing an existing hotel, funding a renovation to brand standards and holding enough working capital for the changeover.
This article walks through what the brand is, how costs come together, how the SBA Franchise Directory notes affect your structure and what loan officers look for before they approve a Sonesta Select deal.
US Professional Funding is not affiliated with, sponsored by or endorsed by Sonesta Select; the name is used only to describe the business. Figures from the franchisor’s disclosure document and brand materials can change, loan programs and terms vary, and every loan is subject to approval. Nothing here is legal, tax or investment advice; review the current Franchise Disclosure Document (FDD) and franchise agreement with a hotel franchise attorney and an accountant.

What Is Sonesta Select?
Sonesta announced Sonesta Select on December 15, 2020, opening nine hotels under the name and saying more than 60 additional locations were slated to join in early 2021. The company positioned it as an affordable, upscale option with roomy guest rooms and common areas where travelers can work or unwind.
The January 2025 brand book describes the target guests as road warriors who want a home-like space to work and parents looking for a comfortable place to relax after a busy day. Its stated promise is crafted spaces that fit life on the road.
Format and amenities. Brand standards call for an arrival area with front desk pods, an events board and an exterior mural; premium beds and bath amenities; a 24/7 market; and full participation in the loyalty program and the brand’s pet-friendly program. Signature elements include a lobby area called The Commons for daily breakfast and evening bites and drinks, a premium cocktail program, a 24/7 fitness room, guest laundry, an indoor or outdoor pool, outdoor seating with fire pits and small meeting space.
From managed to franchised. Many Sonesta Select hotels began as Sonesta-managed properties. In 2024 Sonesta announced plans to sell 113 managed hotels, including 30 Sonesta Select hotels, to buyers who would sign long-term franchise agreements. In October 2025 the company reported that 18 Sonesta Select hotels across 10 states had completed that transition. It also reported a franchised portfolio of 886 properties and 62,444 rooms at the end of September 2025.
How lenders view the brand. Loan officers see a recognized network, a loyalty program and a product built for corporate and family demand. Because many hotels moved from managed to franchised status recently, they lean heavily on each property’s own operating history, its market and the strength of the ownership and management team.
Sonesta Select Franchise Costs
Sonesta’s franchise brochure says franchises are offered only through an FDD, and the brand’s public materials do not list fees or an investment range. Build every figure in your budget from the current FDD, a property condition report and contractor bids.
Application and initial franchise fees. Item 5 shows the application or initial fee, how it is calculated (hotel brands often price per room) and whether any part is refundable. Ask whether conversions and new builds are treated differently.
Real estate. The hotel itself is almost always the biggest cost. Hotel Item 7 tables often leave out land and building, so loan officers size that piece from the purchase contract and an appraisal.
Renovation and FF&E. A conversion or ownership change may trigger a property improvement plan (PIP). For this brand, expect work on the arrival area, The Commons, guest room bedding and bath, the market, fitness room and signage. Our article on paying for a brand-required PIP covers how these budgets are funded.
Opening costs and working capital. Budget for training, pre-opening payroll, market inventory, breakfast supplies and the ramp-up after a flag change.
Total investment. When you review Item 7, expect categories such as:
- Application or initial franchise fee
- Hotel purchase price, or land and construction for a new build
- PIP renovation of guest rooms, the lobby and The Commons
- FF&E, signage and the exterior mural
- Brand-approved property management and point-of-sale systems
- Market fixtures, breakfast equipment and opening inventory
- Training, licenses, permits and professional fees
- Additional funds for the period the FDD specifies
Add the Item 7 total to the property cost and compare the result with the equity you can commit.
Ongoing Fees and How They Affect Your Loan
Brand fees. Expect a royalty plus program charges for marketing, reservations, loyalty and technology. Item 6 lists each one, along with transfer and renewal fees.
Loyalty and distribution. Travel Pass participation is required. Ask how point redemptions and reservation channels are billed, since those costs rise with occupancy.
Renovation cycles. Review how often the franchise agreement requires guest room and public space refreshes.
How loan officers factor these in. Brand fees and a reserve for FF&E replacement are deducted before net operating income is compared with debt service. Breakfast, a market and a cocktail program add labor and cost of goods, so projections should show those departments separately.
Franchisor Requirements for New Owners
The brand’s public materials do not publish net worth or liquidity minimums. Expect Sonesta to review the property’s location, condition and fit with the brand, along with your ownership group and management plan. Loan officers will want hotel ownership or management experience, or a qualified management company, plus liquidity for the renovation and reserves. Our article for first-time hotel buyers explains how experience gaps are usually handled.
Ways to Own a Sonesta Select
Buying an existing Sonesta Select. Many opportunities involve hotels already flying the flag. Sonesta must approve the new owner, and a PIP may apply. Lenders weigh the property’s recent results under the brand. See our hotel acquisition financing options.
Converting a hotel you own or buy. An owner of an upscale focused-service hotel in a suburban or airport market may convert to the brand, financing the PIP alone or together with a purchase or refinance.
New construction. The brand materials focus on its business model and existing hotels, so ask the development team whether a new build fits and how the FDD treats it.
Financing Options for a Sonesta Select Franchise
SBA 7(a) loans. Because the brand is on the SBA Franchise Directory, an SBA 7(a) loan can fund the hotel, the PIP and working capital for qualifying owner-operators. A hotel of 100 to 150 rooms may exceed program limits, so 7(a) financing is sometimes one piece of a larger structure.
SBA 504 loans. The SBA 504 program fits the building and major long-lived improvements, paired with a first mortgage.
Conventional term loans. Many upscale hotels use conventional commercial loans sized on cash flow and appraised value. Our conventional loan calculator can help with early planning.
FF&E and equipment financing. Guest room furniture, televisions, fitness equipment, pool furniture, market coolers and breakfast equipment can be financed separately to preserve cash for construction.
Working capital and lines of credit. Suburban and airport hotels can feel weekday and holiday swings in business travel, and a flag change can bring a slow ramp-up. See our hotel working capital options.
Seller financing on acquisitions. A seller may carry part of the price. A seller note must be acceptable to the senior lender, is typically subordinate to it and may be limited under SBA program rules.
SBA Loans for Sonesta Select Franchisees
SBA lenders generally confirm that a brand appears on the SBA Franchise Directory before making an SBA-guaranteed loan to a franchisee. A listing does not approve any borrower; it means the franchise relationship has been reviewed for eligibility.
The listing. Sonesta Select appears under code S7149 with two notes.
Franchisor loans. If the franchisor or an affiliate lends you money, the SBA lender or certified development company must include that loan in its credit elsewhere review. In plain English, a key-money or conversion incentive structured as a loan can affect how much SBA financing you need. Disclose any incentive early.
Management agreements. If a third party will manage the hotel, the lender must review the management agreement to decide whether you and the manager are affiliated. You are not eligible if the management company is, or is affiliated with, the franchisor. Because Sonesta has historically managed many Sonesta Select hotels, settle who will run the property before you apply.
Program size. The SBA 7(a) program maximum is currently $5 million, although program rules can change. Our article on SBA 7(a) and 504 loans for hotels compares the programs in more detail.
How Lenders Evaluate a Sonesta Select Deal
Personal credit and financial history. Guarantors’ credit, tax returns and personal financial statements are reviewed.
Net worth and liquidity. Expect to show equity for the purchase and PIP, plus reserves for overruns and rooms out of service.
Hospitality experience. A focused-service hotel with breakfast, a bar program and a market needs a capable team. Lenders look for hotel experience in the ownership group or a qualified, unaffiliated manager.
Business plan and projections. Build projections around the property’s corporate, university and airport demand, breakfast and market revenue, brand fees and an FF&E reserve. Support any lift you expect from Travel Pass with realistic assumptions.
The FDD and franchise agreement. Loan officers review term, termination, transfer, renovation obligations and any incentive terms.
Property and market. Expect an appraisal, a condition report and a market study covering nearby office parks, airports and campuses.
Historical financials. For acquisitions, several years of operating statements usually carry more weight than projections.
The Commons, Market and Brand Standards
The Commons is the center of the Sonesta Select experience, combining breakfast, evening food and drinks and gallery-wall artwork in one space. The 24/7 market adds retail revenue but requires fixtures, inventory and controls.
For financing, scope these items clearly. Lenders want bids for each element, a schedule showing when rooms and public spaces will be out of service and a contingency for surprises in older buildings. Required technology, including integrated property management and point-of-sale systems, belongs in the budget too.
Multi-Unit Growth and Development Agreements
A Sonesta Select franchise loan for a second property usually follows the same steps as the first. Because many hotels have moved into franchise ownership in groups, some owners hold several Sonesta Select properties. Lenders generally want the first hotel stabilized before financing the next, and they underwrite each property on its own cash flow. Our article on buying a second hotel covers how owners finance growth.
Real-World Scenarios
An operator buying an airport hotel. An experienced hotelier buys an existing Sonesta Select near a regional airport, using an SBA loan for the purchase and PIP and an unaffiliated management company that the lender reviews.
An owner converting a suburban hotel. The owner of an upscale focused-service hotel in an office park converts to the brand, refinancing the existing loan and adding the PIP to a conventional loan.
A group adding a university property. An ownership group with one stabilized hotel adds a second near a campus, financing furniture and fitness equipment separately to preserve cash.
Common Mistakes to Avoid
- Choosing a manager without checking the SBA affiliation rule
- Accepting a franchisor incentive loan without telling your lender
- Underestimating the cost of The Commons, the market and the cocktail program
- Leaving brand fees and an FF&E reserve out of projections
- Starting renovation without working capital for rooms out of service
