How to Finance a Radisson Blu Franchise: Upscale Hotel Costs
By Anthony Cornella
A Radisson Blu franchise loan finances an upper upscale, full-service hotel: a building with design-driven guest rooms, restaurants and bars, meeting space and a large staff, all held to brand standards. Most deals involve acquiring or converting substantial hotels in larger markets, and lenders underwrite them like the commercial real estate projects they are.
US Professional Funding is not affiliated with, sponsored by or endorsed by Radisson Blu; the name is used only to describe the business. Figures from the franchisor’s disclosure document and public filings can change, loan programs and terms vary by lender and borrower, and every loan is subject to lender review and approval. Nothing here is legal, tax or investment advice. Review the current Franchise Disclosure Document (FDD) and franchise agreement with a qualified franchise attorney and accountant before you commit.
Radisson Blu Franchise Loan at a Glance
- Positioning: the U.S. franchisor’s parent company describes Radisson Blu in its 2025 annual report as offering full-service, upper upscale accommodations.
- System size: the parent reports Radisson Blu together with related Radisson-named brands. That group counted 52 U.S. hotels with 10,090 rooms, and 127 hotels with 22,074 rooms across the U.S. and the rest of the Americas, as of December 31, 2025. A Radisson Blu-only count was not published.
- Royalty and marketing: the same report says royalties under its U.S. franchise agreements typically range from 5% to 6% of gross room revenues, with marketing and reservation fees typically between 3% and 4%. Confirm Radisson Blu’s exact rates in Item 6.
- Agreement term: U.S. franchise agreements generally run 10 to 30 years, according to the annual report.
- Franchisor support: the parent says it may discount fees and may offer investment, financing and guaranty support to qualified franchisees to support development.
- Initial fee, Item 7 investment and owner minimums: not verified for this article; request the current FDD.
- SBA Franchise Directory: listed as Radisson Blu (identifier S7999), with a note on third-party management agreements.
What Is Radisson Blu?
Radisson Blu is the upper upscale, design-forward member of the Radisson family. In the Americas, it is franchised by the company that acquired the Radisson Americas franchise business in 2022; outside the Americas, a separate hotel company operates the name. A U.S. owner’s agreement, reservations and loyalty program come from the U.S. franchisor.
Brand positioning. In January 2024 the franchisor announced a redefined positioning for Radisson Blu, calling it a “Nordic Vanguard” in upper upscale. The concept rests on three pillars: a guest experience called Exciting Comforts, a Scandinavian-inspired design approach called Nordic Nouveau and a service style called Curatorial Warmth.
Flagship investment. The same announcement said a flagship Radisson Blu in the Minneapolis area was undergoing a $15 million renovation to anchor the brand, a signal of the design level the franchisor wants to showcase.
What a Radisson Blu hotel includes. Upper upscale hotels typically offer a signature restaurant and bar, meeting and event space, fitness facilities and more staff per room than select-service hotels, usually in large urban and destination markets.
Why lenders treat these deals differently. A recognized flag with loyalty and central reservations supports occupancy and value, but the capital involved is large and results depend on group and corporate demand, so lenders weigh the specific hotel, market and management team as heavily as the brand. Our article on branded versus independent hotels explains how a flag affects value.
Radisson Blu Franchise Costs
Costs depend on whether you buy an existing Radisson Blu, convert another full-service hotel or build new, and Item 7 of the FDD is the starting point for development and conversions.
Initial franchise or affiliation fee
Item 5 of the FDD sets the initial fee, which hotel brands commonly scale by room count, and Item 6 lists application, change-of-ownership and PIP-related fees. The parent company says it may discount fees, including the initial franchise fee, to attract development. We could not verify Radisson Blu’s current fee, so confirm it for your specific project.
Real estate: purchase, land and building
For an acquisition, the purchase price is usually the largest number in the deal. For new construction, land, structure, mechanical systems, elevators, kitchens and finishes dominate, and upper upscale hotels carry more public space per room because of restaurants, ballrooms and back-of-house areas.
FF&E, design and brand standards
Furniture, fixtures and equipment (FF&E) at an upper upscale hotel include design-driven guest room case goods, soft goods, lighting and technology, plus restaurant, bar, banquet, audio-visual, kitchen, laundry and fitness equipment. Radisson Blu’s Scandinavian-inspired design standards will shape specifications, finishes and the cost of public spaces.
Pre-opening, working capital and total investment
Full-service hotels hire and train large teams before opening or reflagging, stock food and beverage inventory and launch group sales. We could not verify a current Radisson Blu Item 7 range, but a complete budget should cover these categories:
- Initial franchise or affiliation fee and application fees
- Land or purchase price, plus closing costs
- Construction or renovation, including architecture, engineering and permits
- FF&E for guest rooms, restaurants, bars, meeting space and back-of-house
- Technology systems, property management and reservation systems, and signage
- Pre-opening payroll, training and sales and marketing
- Opening food and beverage inventory and operating supplies
- Insurance, licenses (including liquor licenses) and deposits
- Additional funds to carry the hotel until operations stabilize
Ongoing Fees and How They Affect Your Loan
Royalty. The parent’s 2025 annual report says royalties typically range from 5% to 6% of gross room revenues under its U.S. agreements, and that it may discount royalties in the early years as a development incentive. Your franchise agreement sets the actual rate and any step-ups.
Marketing and reservation fees. These typically range from 3% to 4% of gross room revenues, according to the same report. Expect additional charges for loyalty, distribution and technology programs in Item 6.
Property improvement plans. The parent says it may require PIPs to meet brand standards and may require existing hotels to complete them at specified contractual windows. At an upper upscale hotel, a PIP can reach restaurants, meeting rooms and public spaces as well as guest rooms. Our page on financing a hotel PIP covers how renovation costs are funded.
Liquidated damages. The annual report notes that franchise agreements typically include liquidated damages if a franchisee terminates outside the times the agreement allows. Lenders review this exposure because it can affect a sale or refinancing.
How lenders factor these costs in. Hotel lenders size loans on net operating income after franchise fees, a management fee and an FF&E reserve. Royalties and marketing fees are charged on room revenue while food, beverage and banquet departments carry their own costs, so model each department separately. Leaving out program charges overstates what a Radisson Blu franchise loan can support.
Franchisor Requirements for New Owners
Radisson Blu does not publish a minimum net worth or liquid capital figure in the materials we reviewed. Upper upscale brands approve both the owner and the property, and the review typically considers:
- Hotel ownership and operating experience, or the experience of a qualified third-party management company
- Financial capacity for equity, renovation and reserves
- The market and whether it supports a full-service upper upscale hotel
- For existing hotels, physical condition and the scope of the required PIP
- The design plan and how the building can meet Radisson Blu standards
The process. Expect an application, a property inspection and PIP for existing hotels, approval, signing, then renovation or construction and training. Brand and loan approvals usually depend on each other, so run them together.
Ways to Own a Radisson Blu
Buying an existing Radisson Blu. A buyer gets an operating hotel with a performance history lenders can analyze. The franchisor must approve the new owner, and a sale typically triggers a change-of-ownership application and a PIP. Our page on hotel acquisition financing explains how purchase loans are structured.
Converting a full-service hotel. An owner of an independent or differently branded upper upscale hotel may convert it. Lenders review the as-is value, projected performance after conversion and a detailed renovation budget.
New development. Ground-up construction involves land, entitlements, a long build and a ramp-up period, and usually requires substantial equity, a feasibility study and conventional construction financing.
Financing Options for a Radisson Blu Franchise
SBA 7(a) loans
SBA 7(a) loans can finance a hotel purchase and may also cover renovation, fees and working capital in one loan. The 7(a) program maximum is currently $5 million, and program rules can change. Because most upper upscale hotels cost far more, 7(a) financing usually plays a supporting role, such as funding part of a PIP or working capital alongside other debt, subject to program rules.
SBA 504 loans
SBA 504 loans are designed for owner-occupied real estate and long-lived fixed assets. For a hotel purchase, renovation or conversion, a 504 loan pairs a bank loan with a certified development company loan and a borrower contribution, subject to program rules and lender approval.
Conventional hotel loans
Most Radisson Blu acquisitions, conversions and new builds rely on conventional business loans, including acquisition loans, construction loans drawn against milestones and permanent loans after stabilization.
FF&E and equipment financing
Kitchen, bar, banquet, audio-visual and laundry equipment can sometimes be financed separately to preserve cash for renovation, though the senior lender will count that debt and may need to approve it.
Working capital and lines of credit
Upper upscale hotels carry large payrolls, food and beverage inventory and group business serviced before final payment, and hotels under renovation may lose revenue while rooms or outlets are closed. See our page on hotel working capital and lines of credit.
Seller financing on resales
A seller may carry part of the price on an existing Radisson Blu. A seller note is typically subordinate to the senior loan, and SBA rules may limit how seller notes are structured and repaid.
SBA Loans for Radisson Blu Franchisees
SBA loans are made by participating lenders, with the SBA guaranteeing part of the loan. The SBA Franchise Directory lists brands whose franchise agreements have been reviewed for eligibility, so lenders can confirm the franchise relationship without reviewing it deal by deal.
The directory listing. Radisson Blu appears on the SBA Franchise Directory under identifier S7999, separate from the core Radisson listing. A listing does not approve any borrower or guarantee a loan.
What the directory note says. If the applicant also operates under a management agreement with a third party, the lender or certified development company must review the management agreement in accordance with SOP 50 10 to determine whether there is affiliation between the applicant and the management company. The applicant is not eligible if the management company is, or is affiliated with, the franchisor.
What it means in practice. Many upper upscale hotels are run by professional management companies, and that is allowed. The lender reviews the agreement to make sure the manager does not control the business in a way that changes eligibility, and a deal managed by the franchisor or its affiliate would not qualify. The parent says it may also offer investment, financing and guaranty support to qualified franchisees, so disclose any franchisor support in your capital stack early.
SBA application tips. Prepare the franchise approval or change-of-ownership documents, the PIP, any management agreement, a sources and uses statement, and personal financial statements, tax returns and résumés for each owner.
How Lenders Evaluate a Radisson Blu Deal
Personal credit and financial history. Lenders review each principal’s credit, tax returns, real estate holdings and contingent liabilities.
Net worth and liquidity. Lenders want equity in the deal plus reserves for renovation overruns, slow seasons and debt service.
Hotel and management experience. Lenders look for full-service experience, especially in food and beverage and group sales, and review any third-party manager’s track record and agreement.
Business plan and projections. Projections should break out rooms, food and beverage, banquets and other income, then subtract departmental costs, franchise fees, management fees and an FF&E reserve. Use market data for group and corporate demand rather than optimistic assumptions.
The FDD and franchise agreement. Lenders review the remaining term, termination and liquidated damages provisions, transfer rules and any comfort letter the franchisor provides. They also note whether Item 19 includes financial performance representations.
Real estate and condition. Expect an appraisal, property condition report and environmental review. Our hotel due diligence checklist covers what to gather, including several years of operating statements and tax returns for existing hotels.
Full-Service Operations, FF&E and PIP Planning
At an upper upscale hotel, fixtures age on a schedule and the brand requires periodic reinvestment, so planning it is part of financing the hotel.
Reserves and outlets. Lenders typically require an FF&E reserve funded from operations, so budget it from day one and model PIP windows over the loan term. Restaurants, bars, banquet kitchens and ballrooms need specialized equipment and periodic redesign, and their margins differ from rooms, so lenders review them separately.
Multi-Unit Growth and Portfolio Financing
Many upper upscale owners hold portfolios across several brands. Lenders evaluate a new hotel against the existing portfolio, the owner’s liquidity and the management team’s depth.
Financing additional hotels. Owners often finance each hotel separately or use portfolio loans once several are stabilized. Our article on buying a second hotel explains how lenders view growing owners.
Real-World Scenarios
Acquiring an existing Radisson Blu. An experienced hotel group buys an operating Radisson Blu in a major city. A conventional acquisition loan funds most of the price, the buyer contributes substantial equity and the PIP is funded through a renovation reserve held by the lender.
Converting an independent upscale hotel. An owner converts an independent full-service hotel to gain distribution and loyalty. The lender underwrites post-conversion projections and funds the work in draws tied to the PIP.
Using SBA financing for part of the project. A smaller full-service hotel owner uses an SBA 504 loan for the real estate and a 7(a) loan for part of the renovation and working capital. The lender reviews the third-party management agreement under the directory note before closing.
Common Mistakes to Avoid
- Underestimating PIP scope in restaurants, meeting space and public areas
- Projecting room revenue without separate food and beverage and banquet costs
- Ignoring liquidated damages and termination provisions in the franchise agreement
- Assuming SBA financing will cover a project far above program limits
- Using a management company affiliated with the franchisor on an SBA deal
- Leaving too little working capital for pre-opening payroll and renovation disruption
