How to Finance a Caption by Hyatt Franchise: Social Hotel Costs
By Chris Cornella
A Caption by Hyatt franchise loan finances a hotel that is part select-service property and part neighborhood gathering place. The brand pairs efficient guest rooms with Talk Shop, an all-day space that works as lobby, coffee shop, eatery, market and bar, so the financing has to cover both a lodging asset and a food and beverage operation.
This article covers what is known about the brand’s franchise terms, the costs to plan for, how SBA and conventional financing may fit, what the brand’s SBA Franchise Directory notes mean and how lenders evaluate a Caption deal. US Professional Funding is not affiliated with, sponsored by or endorsed by Caption by Hyatt or Hyatt; the name is used only to describe the business. Figures from the franchisor’s disclosure document and company reports can change, loan programs vary, and every loan is subject to approval. Nothing here is legal, tax or investment advice.

What Is Caption by Hyatt?
Hyatt announced Caption as a brand that would combine the design and comfort of an upscale, lifestyle-forward hotel with the self-guided options of a select-service property. The first Caption opened in Memphis in 2022, in a new tower with 136 guest rooms, and Hyatt has since added projects in the United States and Asia Pacific. Hyatt’s annual report places Caption in its Essentials Portfolio and describes the hotels as lively, social spaces for travelers who value vibe, convenience and community.
The heart of each hotel is Talk Shop, which Hyatt describes as a welcome area, all-day lounge and workspace that combines a coffee shop, eatery, grab-and-go market and cocktail bar. Technology plays a big role too: Hyatt has highlighted digital check-in, digital keys and mobile food ordering.
In 2024, Hyatt announced a refreshed approach for the brand, including an evolved, lower-cost prototype, a more efficient fast-casual food and beverage model with a menu that runs from breakfast into all-day options, and more market flexibility. Hyatt also said owners can run the food and beverage concept themselves or work with an outside operator. For a borrower, those choices directly affect the construction budget, staffing plan and projections a lender will underwrite.
Why lenders pay attention to the brand. Caption is a newer, smaller brand than Hyatt’s established select-service flags, so there is less brand-specific performance history for appraisers and underwriters to reference. Lenders tend to lean more on the market study, the sponsor’s hotel experience and the strength of the Hyatt system. Our article on branded vs. independent hotels explains how a flag affects value and financing.
Caption by Hyatt Franchise Costs
We could not access the current Caption FDD, so this article does not quote an investment range. The Item 7 table in the FDD gives the official estimate and assumptions. Expect the budget to fall into these categories:
- Application fee and/or design services fee (Item 5)
- Land or ground lease, or the purchase price of an existing building
- Architecture, engineering, permits and impact fees
- Site work and construction or conversion renovation
- Guest room furniture, fixtures and equipment
- Talk Shop build-out, kitchen and bar equipment
- Technology, including property systems and digital key infrastructure
- Pre-opening payroll, training and marketing
- Working capital and reserves for the ramp-up period
Real estate and construction. Because Caption targets urban and mixed-use sites, land, parking and construction costs can be high, and some projects sit inside larger developments with shared structures. Lenders will want to see site control, entitlements and a guaranteed or detailed construction budget.
Food and beverage. Talk Shop is more than a breakfast room. Kitchen equipment, a bar, seating and a retail market add cost and require a licensed operation. The option to use an outside operator may reduce the owner’s investment but adds a contract the lender will want to review.
Ongoing Fees and How They Affect Your Loan
According to Hyatt’s annual report, royalties across its franchise agreements are typically a percentage of gross rooms revenues ranging from 2.75% to 5%, though some agreements are structured on other bases, including some that apply a fee to food and beverage revenue. The report also says franchisees pay for services such as digital and technology, digital media and national advertising. The Caption-specific formulas are in Item 6 of the FDD.
Lenders underwriting a Caption by Hyatt franchise loan deduct these fees, a management fee if you hire a manager, and a reserve for replacing furniture and equipment before calculating debt service coverage. Because Talk Shop generates its own revenue and costs, projections should show the food and beverage department separately so the lender can see whether it adds to or drains cash flow.
Franchisor Requirements for New Owners
Hyatt does not publish fixed net worth or liquidity minimums for Caption in the materials we reviewed. The annual report notes that Hyatt approves the plans for, and the location of, franchised hotels. Expect a review of your market, site, development team, hotel experience and financial capacity. Brand approval and loan approval usually depend on each other, so many developers pursue both at once.
Ways to Own a Caption by Hyatt
New development. Hyatt has positioned Caption for urban and downtown markets and mixed-use developments, where new construction is a common path. Lenders expect a feasibility study, an experienced general contractor and meaningful equity. Our page on hotel start-up financing outlines how new projects are funded.
Conversion or adaptive reuse. The 2024 refresh aimed to give the brand more market flexibility, and some projects may involve converting an existing hotel or building. See our article on conversion franchise financing.
Buying an existing Caption. As the brand grows, resales may become available. Hyatt would need to approve the new owner, and the buyer may face a property improvement plan. Our hotel acquisition financing page explains how purchases are structured.
Financing Options for a Caption by Hyatt Franchise
SBA 7(a) loans. SBA 7(a) loans can fund hotel purchases, renovations, fees and working capital in one loan. The 7(a) program maximum is currently $5 million, and program rules can change, so many Caption projects will need 7(a) combined with other financing or a different structure.
SBA 504 loans. For owner-operated hotel real estate and long-lived equipment, SBA 504 loans pair a first-position loan with a certified development company loan and a borrower contribution, subject to program rules.
Conventional construction and term loans. Larger urban projects often use conventional business loans, typically with construction draws tied to milestones and conversion to a term loan after opening.
Equipment financing. Talk Shop kitchen and bar equipment, guest room furniture, fitness equipment and technology can sometimes be financed separately, though the primary lender will count that debt.
Working capital. A new hotel needs cash for pre-opening payroll, training and marketing and for the months before occupancy and Talk Shop sales stabilize. See hotel working capital and lines of credit.
Seller financing on resales. On a future resale, a seller may carry part of the price. Seller notes are typically subordinate to the primary loan, and SBA rules may limit them.
SBA Loans for Caption by Hyatt Franchisees
SBA-backed loans are made by participating lenders with an SBA guarantee on part of the loan. The SBA Franchise Directory helps lenders confirm that the franchise relationship is eligible.
The listing. Caption by Hyatt appears on the SBA Franchise Directory under code S8536. A listing does not approve any borrower or guarantee a loan.
Note one: the comfort letter. The directory says the Hyatt Comfort Letter has been approved by the SBA. A comfort letter is an agreement between the franchisor and the lender that typically addresses notice of defaults and the lender’s ability to keep the hotel operating under the brand if problems arise. Because the SBA has already approved Hyatt’s form, lenders can use it without a separate review of that document.
Note two: management agreements. If the applicant also operates under a management agreement with a third party, the lender or certified development company must review that agreement in accordance with SOP 50 10 to determine whether the applicant and the management company are affiliated. The applicant is not eligible if the management company is, or is affiliated with, the franchisor, and the SBA has not reviewed any Hyatt management documents. In practice, an independent management company may work, but a Caption managed by Hyatt itself would not qualify for SBA financing. Share any management agreement with your lender early.

How Lenders Evaluate a Caption by Hyatt Deal
Personal credit and financial history. Lenders review each principal’s credit, tax returns and contingent liabilities, and significant owners usually provide guarantees.
Net worth and liquidity. Lenders want to see the equity contribution and post-closing reserves.
Hotel and food and beverage experience. Experience operating select-service or lifestyle hotels, and ideally a food and beverage outlet, carries weight. Owners without it often partner with an experienced operator.
Feasibility and projections. Projections should cover occupancy, rate and revenue per available room, plus Talk Shop sales and costs, royalties, technology and advertising fees, management fees and a replacement reserve.
The FDD and franchise agreement. Lenders review the term, successor rights, transfer rules, Item 10 franchisor financing and any termination provisions, and they want the franchise term to cover the loan term.
Real estate. Expect an appraisal, environmental review and construction or property condition review, plus documents for any shared mixed-use structures.
FF&E, Talk Shop and Your Caption by Hyatt Franchise Loan
Lifestyle hotels depend on design, so furniture, finishes and public spaces wear and date faster than in many hotels. Owners should plan for periodic renovations and brand-required updates, and a future sale or re-licensing may trigger a property improvement plan. Our article on hotel PIP financing explains how owners fund brand-required work.
Multi-Unit Growth and Development Agreements
Each Caption is typically approved and franchised as its own project. Developers planning more than one should expect lenders to look at the first hotel’s performance, global cash flow and remaining liquidity. Because SBA limits apply across a borrower’s SBA loans, larger portfolios often move to conventional financing.
Real-World Scenarios
An experienced select-service developer. A developer with several branded hotels wins Hyatt approval for a downtown Caption. The project exceeds SBA limits, so the developer pursues a conventional construction loan and lines up separate pre-opening working capital.
An owner converting a building. An owner of an older urban hotel applies to convert under the refreshed brand. A 504 structure covers the real estate and renovation, while a reserve covers the period when rooms are offline.
A first-time hotel investor. An investor with capital but no hotel background partners with an experienced operator and an independent management company, and gives the lender the management agreement early because of the directory note.
Common Mistakes to Avoid
- Budgeting for rooms but underestimating Talk Shop kitchen, bar and staffing costs
- Assuming SBA financing will work if the hotel is managed by the franchisor
- Leaving royalties, technology and advertising fees out of projections
- Starting construction before brand approval and full financing are in place
- Holding too little working capital for ramp-up in a new urban market

Owners who budget for both sides of the business, choose the right management setup under the SBA directory note and line up brand and lender approvals together give their project the best chance.
