How to Finance a Hyatt Centric Franchise: Lifestyle Hotel Capital
By Anthony Cornella
A Hyatt Centric franchise loan funds a full-service lifestyle hotel in a busy downtown or destination location, the kind of property that leans on a lively lobby bar, a local-flavored restaurant and rooms designed for guests who want to explore the neighborhood. These hotels sit in high-cost urban and resort markets, so the financing has to handle expensive real estate, a design-forward build-out and a staffed food and beverage operation.
Below we cover how Hyatt Centric franchising works, what the company discloses about fees and terms, how the SBA Franchise Directory notes apply, and which structures fit development, conversions and acquisitions.
US Professional Funding is not affiliated with, sponsored by or endorsed by Hyatt Centric; the name is used only to describe the business. Figures from the franchisor’s disclosure document and company materials can change, loan programs and terms vary by lender and borrower, and every loan is subject to approval. Nothing here is legal, tax or investment advice, so review the current Franchise Disclosure Document (FDD) and franchise agreement with a qualified franchise attorney and accountant.

What Is Hyatt Centric?
Hyatt Centric is Hyatt’s full-service lifestyle brand. The company describes it as a brand of full-service modern boutique hotels located in prime destinations, built to connect guests with what is happening around them. The first two hotels opened in 2015, Hyatt Centric The Loop Chicago and Hyatt Centric South Beach Miami, and the brand grew in its early years partly by converting existing Hyatt hotels in markets such as Long Beach, Park City and The Woodlands.
Size and growth. At the end of 2025 the brand had 73 hotels and 14,961 rooms worldwide. In early 2025 the company said it planned to introduce more than 35 new Hyatt Centric hotels worldwide by the end of 2028, with a goal of more than 100 Hyatt Centric hotels by 2029.
Typical formats. Hyatt Centric hotels vary more than a prototype-driven select-service brand. Projects range from new-build towers to adaptive reuse of historic buildings and conversions of existing hotels. One example the company announced for Memphis described a 227-room hotel in a historic building with a rooftop lounge, a ground-floor restaurant and bar, an outdoor pool and more than 14,000 square feet of meeting space.
Managed and franchised. The brand is split almost evenly between franchised and managed hotels. That matters for a borrower because a franchised Hyatt Centric is run either by the owner or by a third-party management company, which brings the SBA directory notes into play.
Why lenders view it the way they do. Lenders value Hyatt’s distribution, loyalty program and the brand’s positioning in desirable urban and resort locations. They also know lifestyle hotels carry higher land and construction costs, a larger food and beverage operation and more design-driven renovation needs than select-service hotels. A Hyatt Centric franchise loan is sized on the hotel’s projected or historical cash flow after all of those costs.
Hyatt Centric Franchise Costs
Application and initial fees. Hyatt’s annual report says franchisees generally pay an initial application fee and/or a design services fee. The current Hyatt Centric amounts, when they are due and whether any part is refundable are disclosed in Item 5 of the FDD.
Land, building and construction. For new development, land and vertical construction dominate the budget, and urban sites can add structured parking, complex foundations and lengthy approvals. Adaptive reuse projects trade some new-construction cost for historic renovation risk.
Furniture, fixtures and equipment (FF&E). Lifestyle hotels put more money into public spaces: lobby lounges, bars, restaurants and rooftop venues, along with design-forward guestrooms. Commercial kitchen and bar equipment adds to the FF&E budget.
Conversion costs. Converting an existing hotel to Hyatt Centric requires bringing the building to brand standards through a property improvement plan (PIP). Read our article on financing a franchise conversion for how lenders view these projects.
Pre-opening costs and working capital. Hiring and training staff, technology installation, opening inventory for food and beverage, pre-opening marketing and an operating reserve for the ramp-up period all belong in the budget.
Total investment. Item 7 of the FDD sets out the estimated initial investment and the assumptions behind it. For a lifestyle hotel, expect the table to cover:
- Initial application and design services fees
- Land or lease costs
- Site work and construction or renovation
- Architecture, design and engineering
- FF&E for guestrooms, public spaces and food and beverage outlets
- Technology systems and signage
- Opening inventory and supplies
- Training and pre-opening expenses
- Insurance, permits and professional fees
- Additional funds for the initial operating period
Lenders will check that the Item 7 assumptions fit the actual project and adjust for contractor bids, room count and local costs.
Ongoing Fees and How They Affect Your Loan
Royalties. Hyatt’s annual report describes royalties across its franchise agreements as typically a percentage of gross rooms revenues, generally from 2.75% to 5%. Some agreements are structured on other bases, so confirm the Hyatt Centric formula in Item 6 of the FDD, including whether food and beverage revenue is included.
System charges. Branded hotels typically pay for marketing, reservations, the loyalty program and technology. Item 6 lists each charge and how it is calculated.
Management fees. A franchised Hyatt Centric run by a third-party manager also pays management fees under a separate agreement. These are often a percentage of revenue plus an incentive fee.
Renovations and PIPs. Hotels must be refreshed over time to stay in line with brand standards, and lifestyle hotels can face more frequent design updates in their public spaces. See our article on financing a hotel PIP.
How lenders factor these costs in. Lenders deduct franchise fees, system charges, management fees and an FF&E reserve before calculating debt service coverage, so a hotel that looks strong on gross revenue can look much tighter.
Franchisor Requirements for New Owners
Hyatt does not publish fixed net worth or liquidity minimums for Hyatt Centric on the materials we reviewed. Approval depends on the owner, the site and the project. The company’s annual report notes that Hyatt approves the plans and location of franchised hotels, and lenders will expect proof of that approval.
What to expect. Owners typically present the market, the site or existing hotel, the proposed design, the development budget, the management plan and their own hospitality or real estate experience. For a lifestyle brand, the design concept and the food and beverage plan carry particular weight.
Ways to Own a Hyatt Centric
New development. A ground-up Hyatt Centric is a large construction project, typically financed with a construction loan that converts to permanent financing. Our page on hotel start-up financing explains how we approach new builds.
Conversion. Converting an existing full-service or boutique hotel can be faster than building, and the brand’s history shows conversions have been part of its growth. Financing usually combines acquisition or refinancing with PIP funds.
Acquiring an existing Hyatt Centric. Buying an operating hotel gives the lender actual performance to underwrite. A change of ownership usually requires Hyatt’s approval, a new franchise agreement and a change-of-ownership PIP. Learn more about hotel acquisition financing.
Financing Options for a Hyatt Centric Franchise
SBA 7(a) loans. Because Hyatt Centric is on the SBA Franchise Directory, an SBA 7(a) loan can be part of the financing for a smaller franchised project or acquisition, subject to the program’s limits and the directory notes. The SBA 7(a) program maximum is currently $5 million, which means larger projects use it alongside other financing or use other programs.
SBA 504 loans. The SBA 504 program is designed for owner-occupied real estate and long-lived assets, which suits hotels. A 504 structure combines a first-lien loan with a second loan from a certified development company and an owner contribution.
Conventional loans. Many Hyatt Centric projects use conventional business loans, including construction-to-permanent financing and acquisition loans sized to cash flow. Terms vary by lender, borrower and property.
FF&E financing. Furniture, bar and kitchen equipment, technology and signage can sometimes be financed separately, preserving cash for other uses.
Working capital and lines of credit. New hotels need reserves during ramp-up, and established hotels need cash for seasonal swings, payroll and renovations. See our hotel working capital options.
Seller financing on acquisitions. A seller may carry part of the price on an acquisition. Any seller note must be acceptable to the senior lender, is typically subordinate to it and may be limited by program rules.
SBA Loans for Hyatt Centric Franchisees
SBA lending for franchises runs through the SBA Franchise Directory, a list of brands whose franchise documents have been reviewed for eligibility. SBA lenders generally require a brand to be listed before they can make an SBA-guaranteed loan to one of its franchisees.
Hyatt Centric’s listing. Hyatt Centric appears on the directory under code S2808 with two notes. Here is what they mean in plain English:
- The Hyatt Comfort Letter has been approved by the SBA. A comfort letter is a franchisor letter that typically gives the lender certain protections, such as notice of defaults and an opportunity to keep the franchise in place if the lender takes over the hotel. The SBA has already approved Hyatt’s version for use in SBA loans.
- Third-party management agreements must be reviewed. If the hotel will be run by a management company, the lender or certified development company must review the management agreement under SBA rules to decide whether the applicant and the manager are affiliated. The applicant is not eligible if the management company is, or is affiliated with, the franchisor. In practice, a Hyatt Centric managed by Hyatt itself cannot be financed with an SBA loan. The SBA has not reviewed any Hyatt management documentation.
SBA application tips. Line up the comfort letter early, provide the full management agreement for review if you will use a third-party manager, and build projections that include management fees and franchise charges. Our SBA loan calculator can help with early payment estimates, which are for planning only and are not an offer or approval.
How Lenders Evaluate a Hyatt Centric Deal
Personal credit and financial history. Lenders review the credit, tax returns and personal financial statements of the principals, who usually provide guarantees.
Net worth and liquidity. Lifestyle hotels require significant equity and post-closing reserves. Lenders want to see liquidity beyond the down payment to cover cost overruns, a slow ramp-up or a renovation.
Hospitality experience. Lenders prefer owners with hotel experience or a capable third-party manager with a record in full-service or lifestyle properties. Our article for first-time hotel buyers explains how newer owners can strengthen a request.
Business plan and projections. A credible plan models occupancy and average daily rate against local competitors, food and beverage revenue and costs, payroll, franchise and management fees and the FF&E reserve. For a downtown hotel, it should also address weekday and weekend demand patterns and seasonal swings.
The FDD and franchise agreement. Lenders review the term, successor rights, transfer conditions, termination provisions and area protections, and they confirm that the comfort letter is in place.
Site or real estate. Lenders evaluate location, access, parking, zoning and any ground lease term.
Historical financials for acquisitions. For an existing hotel, expect to provide several years of operating statements, tax returns and market performance reports.
FF&E, Design and PIPs
Design is central to a lifestyle brand. A Hyatt Centric lobby usually works as a social space, often with a bar, local art and flexible seating, and guestrooms are designed to reflect the destination. That means the FF&E budget and future refresh costs tend to be larger than in a select-service hotel.
Planning for renovations. Build an FF&E reserve into projections from day one, and expect Hyatt to require upgrades over the term and at any change of ownership. Financing a PIP at closing protects operating cash in the early years. For a broader view of the brand question, read our comparison of branded and independent hotels.
Multi-Unit Growth and Development
Hotel owners usually grow one property at a time, and each Hyatt Centric requires its own franchise approval, budget and financing.
Financing a second or third hotel. A stabilized hotel’s cash flow and track record support the next project, and some owners refinance a stabilized property to free equity for the next one.
Real-World Scenarios
A conversion of a downtown boutique hotel. An owner of an independent downtown hotel converts it to Hyatt Centric. The financing combines a refinance of the existing debt with funds for the PIP and new FF&E, and the owner hires a third-party manager whose agreement the lender reviews.
A ground-up resort-town project. A developer builds a new Hyatt Centric in a mountain resort town. A construction loan converts to permanent financing after stabilization, and the projections account for strong seasonal swings.
An acquisition of an existing Hyatt Centric. An investor buys an operating Hyatt Centric. The lender underwrites historical performance, Hyatt approves the transfer, and the loan includes funds for the change-of-ownership PIP.
Common Mistakes to Avoid
- Underestimating construction or renovation costs in urban and historic buildings
- Leaving management fees and system charges out of projections
- Assuming an SBA loan can be used for a hotel managed by Hyatt
- Delaying the comfort letter or the management agreement review
- Underfunding the FF&E reserve for a design-driven brand
- Ignoring the change-of-ownership PIP when buying an existing hotel
